Sweet summer!  It may be a short season, but it is one to take full advantage of.  Edmonton is a diverse melting pot of excitement and activity, and the calendar is full of activities to fit any budget or agenda.  From music, theatre and food, to thrill rides, art and sports, our city is a busy one, exploding with the energy of residents and tourists.

If you clicked play, you have also seen that the market is busy with listings, but it is combined with numbers showing sales are down.  It does not mean we can’t help you be successful in the sale of your home, but it does mean that you need to be a little more prepared than in the past.  The presentation, and first impression of your home are everything, and a critical factor in the listing process.  You want to stand out from the other homes potential buyers are viewing.  So how can you do this?  Here are a few of our top tips for getting your home ready:  


A major first impression is the moment a buyer pulls up to view your home.  If they are turned off by the exterior, they will have a hard time feeling love for the interior.  Power wash siding and windows, ensure lawns are cut, and add color with a few flower baskets.  Repaint or restain any peeling or damaged areas.  You should also ensure that your house number is in good shape and clearly visible.


According to HGTV, the single most important thing you can do is to de-clutter. One of the largest contributors to a cluttered home is too much furniture.  A professional stager will cut this by roughly half, making the rooms seem larger. Remove personal items such as family photos as they make it more difficult for a stranger to envision themselves in your space.


It turns out most homes are actually improperly lit, and lighting is the key element in making a home warm and welcoming.  And easy fix is to up the wattage.  Aim for 100 watts per 50 sqft.  Also aim for light layering by utilizing the 3 types of lighting, Ambient (overall), Task (pendant or reading) and Accent (Table)


Paint is a key element.  Keeping tones neutral not only is more appealing to buyers, a neutral tone actually tones down any furniture that is dated.  To make a small room appear larger, paint it the same color as the adjacent room.  Take care of imperfections, nail holes or faded areas prior to showing your home.  Ensure your walls are clean.  For an added touch, pair the draperies with the wall color.


A kitchen reno can be one of the most expensive facelifts for your home, but also one of the most beneficial and most rewarding in value.  If you cannot afford to replace dated or worn cabinets, refacing is an excellent option. Another option is to repaint or restain, a great DIY project for keen homeowners who don’t mind some elbow grease.  Even new hardware or lighting can make an incredible difference.  


Most buyers love a beautiful hardwood floor....but not one that is scratched and worn. Others love carpet in the bedrooms....but not the stains and obvious wear.  Replacing flooring, or having the hardwood refinished is an important step.  At the very least, you should have a professional come in to clean carpets.  Strategic placement of an area rug can also add alot to a room.

The list of "to do’s" can become a daunting ordeal, a never ending and exhausting list of tasks.  The sale of a home is rarely stress free, but by performing a few pre-sale techniques, you can greatly enhance not only the chances of selling your home, but the final price.
